For more than a year the Greater Fort Lauderdale / Broward County housing market has continued to improve; the real estate statistics for July 2012 shows yet another month of improvement.  Once considered one of the hardest hit markets in the housing crisis, the Miami-Fort Lauderdale metro market is predicted to be the 2nd highest for 2012 home value increase.

Following is a market snapshot of the Greater Fort Lauderdale / Broward County real estate market, comparing July 2011 with July 2012:

  • The number of Greater Fort Lauderdale / Broward County homes listed for sale decreased 24.7% (11,961 vs. 9,008).
  • The number of Greater Fort Lauderdale / Broward County homes sold increased 2.9% (2,199 vs. 2,262).
  • The average amount of days a Greater Fort Lauderdale / Broward County home was listed for sale decreased 17.4% (92 vs. 76).
  • The final sales price of a Greater Fort Lauderdale / Broward County home increased from 93% to 95% of the original listed price.
