A home inspection is an important step when buying a Fort Lauderdale luxury home. By definition, a home inspection is a limited, non-invasive examination of a home’s condition and systems —including the structure, plumbing and electrical systems. In short, it’s a check-up for a home. It is also one of the best ways to get a better understanding of the home you’re thinking about purchasing. That’s why at Luxury Living Fort Lauderdale, we urge all clients to hire a professional home inspector immediately after going under contract to purchase the home.

Attending home inspections is another item on a long list of services we provide clients. While it’s not mandatory for you to attend a home inspection, there are advantages:

1. Discovering The Home – 
A home inspection offers a unique opportunity to discover where various systems reside within a home (e.g. air conditioning handler, electrical box and swimming pool pump), and how to operate them. This is a valuable educational opportunity. Most inspectors are happy to share what they know, including answering questions about maintenance and upkeep.

2. Seeing For Yourself 
- There’s a big contrast between reading a report and seeing in person what may be right or wrong with a home. With first-hand knowledge of a potential issue, you’ll be in a better position to decide whether a problem requires contract cancellation, is an additional negotiation point, or can be rectified easily.

3. Better Understanding
 – The responsibility of a home inspector is to review and disclose the condition of the home. Generally, the inspector’s report is a summary of his or her findings. By being present for the inspection, you (the buyer) will be in a better position to understand the inspector’s findings more clearly. This can help to make your re-negotiations with the seller, in the event that damage or distress is identified, more effective.
