Fort Lauderdale Neighborhood Guide

Compare access, property types and neighborhood settings

Fort Lauderdale offers several forms of gated living, from waterfront neighborhoods and small residential enclaves to condominium communities with shared controlled access. They differ in housing, location, boating conditions, amenities, ownership structure and visitor entry.

The word gated does not describe one standard experience. Entrances may use staffed guards, automated gates, cameras, resident credentials, patrols or a combination. Use this guide to compare the principal differences, then explore the Fort Lauderdale Neighborhood Map and linked community pages for current homes for sale and more local detail.

What qualifies as a gated community here?

This guide includes residential settings with controlled access at a shared exterior entrance before visitors reach the individual homes or buildings. It covers established neighborhoods, smaller enclaves and condominium communities with shared grounds.

A condominium with only a secured lobby, garage or elevator is not automatically included. Access controls, staffing, patrols, fees and guest procedures can change and do not guarantee security. Confirm current arrangements for the specific property.

Gated Fort Lauderdale neighborhoods

These are comparison starting points, not rankings. Open a community to see what distinguishes it and what buyers should verify.

Bay Colony

Bay Colony is a compact northeast Fort Lauderdale waterfront community with a guarded entrance staffed around the clock and a roaming guard. It consists primarily of single-family homes, many with private dockage. Distinguish the residential community from Bay Colony Club Condominium.

Harbor Beach

Harbor Beach offers waterfront estates and interior homes near the beach, Intracoastal Waterway and Port Everglades. Staffed gate access and patrol services are distinguishing features. Harbor Beach Surf Club is separate, and membership is not included with every property.

Sunrise Key

Sunrise Key is a single-entry island community of waterfront homes set within the Middle River. Its neighborhood improvement district maintains automated gates and access technology and arranges off-duty police patrols.

Sunrise Intracoastal

Sunrise Intracoastal is a gated peninsula community with waterfront and interior single-family homes. Its voluntary homeowners association funds gate maintenance, access technology and patrol services.

Seven Isles

Seven Isles is a controlled-access group of residential isles near Las Olas Boulevard. Guardhouse staffing can vary with resident contributions. To explore homes in Seven Isles and the surrounding islands, visit the Luxury Living Fort Lauderdale Las Olas Isles page.

Smaller gated residential enclaves

The Enclave at Coral Ridge Country Club

The Enclave at Coral Ridge Country Club is a gated collection of single-family homes in the Coral Ridge Country Club golf-course setting. The broader Coral Ridge Country Club Estates neighborhood is not gated, and club membership is separate from home ownership.

Village at Victoria Park

Village at Victoria Park is a small gated development within the larger Victoria Park neighborhood. Most homes in Victoria Park are outside the development’s gates.

Marina Landings

Marina Landings is a gated community of 34 single-family homes in south Fort Lauderdale. Its small scale and association-governed setting distinguish it from larger gated neighborhoods and multi-building condominium communities.

Gated condominium communities

River Reach

River Reach is a gated island condominium community on the New River, near the Tarpon River neighborhood. Multiple buildings share grounds, recreation amenities and a community entrance.

Port Royale

Port Royale is a gated waterfront complex with a condominium tower, marina elements and adjacent rental communities. Buyers should distinguish The Tower at Port Royale from the rental components.

L’Hermitage

L’Hermitage is a two-tower gated condominium community on Fort Lauderdale Beach with shared grounds, amenities and controlled exterior access.

A nearby comparison: Sea Ranch Lakes

Sea Ranch Lakes is a separate municipality surrounded by Lauderdale-by-the-Sea. Its residential area has controlled access and private roads, and the village operates its own Police Department. Property choices include Intracoastal waterfront, lakefront and interior homes.

Compare more than the gate

A controlled entrance is only one part of the decision. Consider how the community, property and ownership structure fit your everyday life.

  • Access and guestsIs the entrance staffed or automated? Ask how guests, deliveries and service providers enter and whether procedures change at different times.
  • Ownership and associationsUnderstand what you own, what the association maintains and which rules, approvals and fees apply.
  • Waterfront considerationsWhen relevant, verify the dock, seawall, water depth, turning space, bridges and route to open water. The Fort Lauderdale Neighborhoods for Boat Owners guide offers a more detailed comparison.
  • Costs and conditionReview the property’s condition, insurance considerations, association finances, reserves, assessments and planned work.
  • Clubs and amenitiesConfirm which amenities are included and which require separate membership. Explore the Fort Lauderdale Private Clubs Guide for additional options.

FAQ

Gated community questions

Which gated communities are in Fort Lauderdale?
Examples include Bay Colony, Harbor Beach, Sunrise Key, Sunrise Intracoastal, Seven Isles, The Enclave at Coral Ridge Country Club, Village at Victoria Park, Marina Landings, River Reach, Port Royale and L’Hermitage. This is a practical comparison, not a complete directory.
Is every property in a gated neighborhood waterfront?
No. Harbor Beach and Sunrise Intracoastal include waterfront and interior homes. Other communities have golf-course, beachfront, riverfront or inland settings. Confirm the setting of each property.
Is every secured condominium a gated community?
No. This guide includes a condominium only when controlled access applies at the larger property’s exterior entrance and residents share grounds or multiple buildings.
Are all gated entrances staffed around the clock?
No. Communities may use guards, automated gates, cameras, patrols or a combination. Staffing and patrol hours can change, and some services depend on funding or association participation.
Does a gate guarantee security or suitable boating access?
No. Access controls are not guarantees. A gate also says nothing about dock dimensions, water depth, bridges, turning space or the route to open water.
What should I verify before buying?
Review current access procedures, association or district obligations, budgets, reserves, assessments, insurance, property records, permits and relevant waterfront or club details. Use qualified professionals for legal, structural, marine, financial and insurance conclusions.
