Caveat: This report includes information for single-family homes, townhomes and condos. While the data from all three property types reflects that we experienced a “buyer’s market” during December 2024, sales are very different for each property type. December 2024 Was A Buyer’s Market**

Home sales (Sold) for December 2024 was 270, which is up 1.5% compared to December 2023 and 8.4% higher compared to November 2024.

Current inventory (For Sale) of properties for December 2024 was 834 units, which is up 43.4% compared to December 2023 and up 1.5% compared to November 2024.

Homes under contract (Pending Sale) for December 2024 was 237, which is down 18.8% compared to November 2024 and up 7.7% compared to December 2023.

The Average Sold Price Per Square Foot Was Neutral*

Average Sold Price per Square Foot in December 2024 was $582. It was up 7.6% compared to November 2024 and up 7%
compared to December 2023.

The Average Sold Price per Square Footage is a great indicator for the direction of property values. Since Median Sold Price and Average Sold Price can be impacted by the “mix” of high or low end properties in the market, the Average Sold Price per Square Footage is a more normalized indicator on the direction of property values.

The Days On Market Trend Was Rising*

Average Days on Market (DOM) in December 2024 was 84. It was up 2.4% compared to November 2024 and up 21.7% compared to December 2023.

The average Days on Market shows how many days the average property is on the market before it sells. An upward trend in DOM indicate a move towards more of a Buyer’s market, a downward trend indicates a move towards more of a Seller’s market.

The Sold/Original List Price Ratio Was Falling**

Sold/Original List Price in December 2024 was 88%. It was the same compared to November 2024 and the down 33.3% when compared to December 2023.

The Sold Price vs. Original List Price reveals the average amount that sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer’s market exists, a ratio at or above 100% indicates more of a Seller’s market.

Months of Inventory based on Closed Sales in December 2024 was 10.2. It increased 41.6% compared to December 2023 and downb 6.4% when compared to November 2024.

A comparatively lower Months of Inventory is more beneficial for sellers, while higher Months of Inventory is better for buyers.
